Anyone in Mini-Self storage business?

I want to invest in a business. Mini self storage business looks lucrative to me. I dont know much about the business or dont know any one in that business.
I want to know...
- Average Return on investment
-Pros-Cons of storage business
- Is it a good business to invest in?

There are like 5 shows going on right now, kinda hard to miss. If you go around town you will notice there are quite a few storage facilities.

From what I've heard self-storage used to be a lucrative idea going back 3-5 years, but now there's too many of them that've popped up so competition is becoming stiffer. But then again with all these Condo units being built with the little storage options they offer, maybe things will change again shortly.
