Usually its no down payment (not even PDI and other mandatory fees).

Umm, you never get charged PDI on lease take overs. The only charge is a lease take over fee and license plate fee which either the buyer and/or seller pays depending on how they want it to be done.

Exactly, the only fees should be lease transfer agreement, licensing & insurance.

I have a 2009 Nissan Sentra SE-R I am offering for a lease take-over. My incentive to the new lease holder is $2500 in their pocket and I take care of the lease transfer fees...

That's not what I meant. Its a crazy low payment for that car, so its ok to ask for some cash back to recoup some of the original downpayment. At the end of the day if its cheaper than leasing a new one with similar options apples to apples then it would be a deal.

But for the fact that the new one is well... new...

Even at a conservative 20% annual depreciation on a declining balance basis, a 2 year old BMW would have depreciated about 36% of its original value while the third year of ownership will only account for about 12%. However the lease payments were spread out over the entire three years meaning the person taking over the lease on the third year will be paying substantially more.... not exactly a fair and good deal unless OP is prepared to compensate through walking away from his initial deposit... Simple math..
