View Full Version : What is the fair price for natural flagstone installation on the porch?

I get quotes from $2k to $5k for 150 sq ft. What is the reasonable price per square foot (material +labor)?

Also, I am wondering if anyone has used those stone big for the steps in front of those downtown big banks' buildings. They look pretty durable and it is in the public area with high traffic and lot of salt used in the winter, I assume they can last longer. I want to know if any store sells them and how much per square foot it would be.

depending on what you buy, flagstaff is around 200-300 / ton. A ton can cover around 75-150 sq.ft. depending on thickness and type of rock. You really need to call stores to find out what they offer and have etc.
To clarify - that's material cost.

So out of $2k to $5k price, only $300 plus cost of mortar is material and the rest is labour ?

Possibly. You really didn't give enough information but it's feasible for that to be the cost if there's deep excavation, aggregate fill, mortar and finishing landscaping.

The job is to put natural flagstones on top of concrete porch surface with 3 steps. I guess it is different type flagstones you use for patio.

For 180 sq ft I've gotten quotes between 4000 to 8000 what's included is :
Flagstone
Grinding parge coat off
Removal of railings
If I remove the parge coat and railings I would save $500

For that price I'm going with Jewel stone ($1500)

My neighbor's flagstone is discolor already after one season use of winter salt, even the salt was premium grade and the stones were sealed. So wondering if there is anything to avoid that happens.

BTW, I think $8k is too much, the highest I ever heard of. I personally would not spend that much money on a porch flagstone job regardlessly what kind of the stone they give me.

Please correct my math if it's wrong but are you saying Flagstone is around $2.00-$3.00 per sq. ft. if so than that's much cheaper then low quality interlock. Last time I checked flagstone it was around $8.00 per sq. ft and it was the lower quality.

The prices I quoted are for purchasing stone directly from a supplier. They quote in $/ton and have a general guideline on how many sq.ft. the stone would cover.
When it comes to talking to landscaping companies, I'm sure they have a different pricing and sale methodology.

I think it should be closer to $5k
I paid about $4.5k for my front porch with two steps and landing. it was wiarton flagstone
