Our records show that you are eligible to request a conciliation inspection for Special Seasonal items between Jul 05, 2012 and Aug 03, 2012.
If we accepted your form and there are any Special Seasonal items that have not been repaired or resolved by your builder, you may contact us at 1-877-982-7466 between these dates to request a conciliation inspection. Please be aware that there is a fee for the inspection, which will be refunded to you if we find at least one item that is warranted.

If you do not request a conciliation inspection between these dates, we will consider your items to have been withdrawn and will not be able to resolve the situation.

If you have already booked an inspection, please disregard this message.

I login to the portal but couldn't find a form or list of seasonal items to check for this inspection.

Anyone know what kind of things are considered seasonal items? I remember (faintly but am not definite) that while I was completing the one-year warranty claim, there were some items that were seasonal.


Is there a quick list I can go by so that I don't miss the deadline if the builder does not agree to fix the issues? To be quite frank, we haven't noticed any leaks from torrential rain.


From the link below, it seems that only the quality of the final grading and the installation of asphalt driveway would be a cause of concern though I'm not even sure if there is anything wrong with them.

The completion of the new home’s final grading, landscaping (laying sod, etc.) and the installation of driveways, patios and walkways are considered special seasonal warranty items

OP - I was going to list some items but they are already mentioned in the link you provided above. The only other thing I can think of at the moment, is to ensure your HVAC system works properly!! I can not stress this enough! I had huge problems with my HVAC system that was just recently admitted by Tarion that it is warrantable.. Just make sure you verse yourself well with Tarion's rules and list everything on your Tarion warranty forms (no matter how little it is or what the builder will say) as they are your only form of protection.

Thanks so much for your response Cluless. I had sent Tarion an email as well a friend working over at Tarion right after I posted on RFD and buildinghomes.ca

I guess there isn't any form for these seasonal items.

I'm not sure what will be admissible and what will constitute as defective workmanship for the driveway and grading. I will get some reading done and hopefully find posts on RFD and on the web about possible issues pertaining to those two though I'd be more concerned about what a faulty grading is than issues with our asphalt driveway. Our HVAC seems to be okay at the moment, knock of wood.

Whatever issues you encounter, I hope your builder is reputable and a stand-up professional corporation, as sadly there are a very few that fall into this category.

Just remember it's easier to remove than add on! Good Luck!!

Pages 15-18 talk about seasonal items other than the ones we have mentioned in the previous posts.

2. Seasonal Items
A seasonal item is any warranted item listed on a Statutory Warranty Form submitted to Tarion between November 16 and April 30 (inclusive), involving the exterior of the home, which cannot be repaired effectively within the normal Claims Process due to weather constraints. A seasonal item includes a warranted item related to: Exterior painting; Exterior cement/concrete work (e.g., parging application/repairs); Exterior mortar work (e.g., brick installation/repairs); Exterior stucco work/repairs, including repairs to exterior insulation finishing systems; Exterior caulking; In-ground supports for decks; or Any other exterior work deemed appropriate by Tarion, excluding air conditioning, grading, sod, driveways and walkways, which are covered separately below.
