Looking to rent a 1bedroom apartment somewhere along the subway line.

I was thinking Bayview/Sheppard or even Don Mills/Sheppard (if I can go cheaper/get bigger for same $). Looking to pay about $1000/mo if possible, at most $1200/mo.

However, all these property management reviews scare me.

CapREIT, MetCap, Compten.... reviews of bedbugs, useless management, (literally) crap in the stairwells ... eek. Are they really that bad?

Are there any decent management companies? Any suggestions for me?

Try to find a basement apartment. There's actually quite a few around that are in newer, million-dollar+, houses, which should mean less of the problems you mentioned. Search on Kijiji/Craigslist.

Maybe rent a condo instead of in a rental apartment building? Prices are pretty similar and most of them have a management company attached anyway (e.g. Tridel buildings are managed by Tridel's management arm). The upside is that the owner has some pull, e.g. if there is something wrong with the unit then he will want it to be fixed properly since it's his investment. Also you will hopefully be living amongst people who own their units rather than just renters, so they might treat the building better.

Honestly you're going to get a lot of bad reviews for rental apartments because the buildings/fixtures are old, they are being rented out to make a profit (so the manager might cheap out, vs. an owner/investor who expects the property value to go up and isn't so concerned with making a killing on rent), and they're, well, filled with people who rent for a reason. Sometimes it's isn't always a good reason from your perspective. If it's an old building and your neighbours are bums, you're not going to have a good time no matter who you rent from.

There is A LOT of condos for rent along Younge. 1 bedroom apartment is about $1,200.-. It is much decent living in a rental complex. Owners living in condo apartment building care more than people living in rental properties. Good luck.

Try condo buildings between sheppard and steeles. Unfortunately you are not allowed to go in to see the advertisement notice board on which condo owners put up their condo units for rent.

Thanks for all the responses. Really hope to find a place for around $1000 though. $1200-1400 is significantly more and I don't think I'd be able to save with that expense.

I'll keep an eye out on condo rentals. Any suggestions would be greatly appreciated.

Do you have good credit? Good employment? Good referrals? If so, you should package these and when you see a good rental you want present them to the landlord.

Some landlords will negotiate rent if you are a qualified tenant.

I'm seeing some ~$900-1000 at Bayview/Sheppard. If it's a clean building with decent tenants it seems like the perfect location for us :D And there doesn't seem to be (m)any bad reviews of the management companies.

Anyone heard anything about Medallion Corp? Or Cherishome Living?

yeah that is possible little Tim, just check out some of the offers the online rental websites have to offer and you will be amazed as I was once, to know the affordable schemes. :)

I have been looking for apartments in Toronto. The one I liked the most is the one at 235 bloor st east. Just google this address. Its called the residence of bloor . Only 1055$ per month and includes everything. Building looks clean and well maintained. I'm still gonna look for cheaper ones though. Anything above 1000$ is a lot for me.
