View Full Version : Bulkheads in condos

My new condo's being built, and it's suddenly occurred to me after seeing some photos of units in a previous phase that my unit might have unsightly bulkheads in the living room and even bedroom. What's the point of 9 ft ceilings if you have huge bulkheads lowering the height of the walls? >:(

Is there a way to find out whether my unit will have these bulkheads, or do I have to sit and wait until it's finished? I know that it's common practice to have them in kitchens, but living rooms and bedrooms as well?

You can't get away from having the bulkheads. There are three common rooms in a condo that need exhaust piping to the outside (laundry, bathrooms, kitchens). These are all run in the bulkheads. Unfortunately if a bedroom or living room is in the way of getting to the outside then the bulkhead will have to run through it.

You should be able to find out where they will be at your upgrades appointment. You have the option of paying for crown molding to "dress up" the bulk heads to make it less unsightly; could even add charactor to your rooms. In my unit, they dropped the ceiling in my bedroom around all 4 walls and about 16 inches in, so it appears as though it was done that way on purpose.

Ask about the washrooms and walkin closet.

I've seen different combos

Eg. a) Livingroom, kitchen, diningroom, bedrooms, laundry, and closets all have 9 feet except washrooms. No Bulkheads anywhere...

b) Livingroom, kithen, diningroom, and all bedrooms have 9 feet except washrooms, closets, and laundry. Bulkheads everywhere.


Contact sales office so you can get in touch with upgrade/decor center. They should have the plans. Its possible to do something about it, depending on how far construction is. If they can do something , it will cost you...

Thanks for the replies, guys. :) I haven't been invited to the design centre yet, but hopefully it won't be too late by then. They've finished the exterior of the building, but still need to do the drywalls. Are the placement of bulkheads random, or are certain units more prone to have them?

Condo's are basically cookie cutter in design. Every unit will have bulkheads and the same unit on a particular floor will look the same as the one above or below until you reach the Penthouse floor(s).
