I've done some searching but can't really pin point the total cost to stage a condo. Just an average staging, nothing out of the ordinary. In particular, the one that is of interest is 750 sqft in a very good area of Toronto.

Does it make sense that a listing agent is taking 1% to stage the condo? It would seem excessive to me, considering they are already taking 2.5% for the list, with the buying agent taking the other 2.5%?

For people who have sold condo, what have you negotiated with regards the the listing agent fees and contract term length for the right to list your place?

Google shows a buttload of home staging companies in Toronto...

Base consult is $200, full staging = $600 + rental and up. The 1% is great if you want a total hands off experience where you just sit back and do nothing. The agent also shares in the gains if they choose a good stager. Of course, listening to a couple of staging presentations isn't exactly rocket science, so I don't know if it's worth $4236 to you, based on the average selling price in the GTA of $423,559.

I had a stager come in when I sold my condo. Cost was around $500 including the rental of a dining room set for 30 days. I wouldn't pay a real estate agent commission for this...hire your own.
