The Asian model has picked up in the last 5 years where soon you may have zero sales and prices will still go up.

There is no stooping real estate.

I dunno, I monitor the area around downtown Toronto with specific parameters: 1mln price limit detached only.
A year ago it was kinda 15 listings by now. Today it is 4.
This listings decrease happened after fall 2018, even when avg price for the city kept decreasing.

Maybe to do with Ford dropping FBT... and polls showing him probably winning.

Pent up demand, some condo owners taking their gains to semi or detached, etc

Sold price of list price?

Anyway I'd say perhaps due to slight better weather (warmer and more sunlight). Spring usually has higher price.

Zolo and Mongohouse show the average sale price for houses as flat for the past couple weeks, not sure where you are seeing an increase.

1) Ford said he is eliminating the FBT
2) 0% chance Wynne can beat any PC leader...including Ford...

Ford about to instill confidence back into the market.

Actually looking closer at Zolo and it looks like you're right. Maybe it's just the weather and Spring market picking up.

Fun fact: houses need maintenance too. It's just lump sum (or you do your own work, so pay with your time that could be spent enjoying your life).

Condo prices have been going up for a lot longer than 2 weeks. Remember this is now the spring market so barring an actual crash, almost all property types should fetch more now then during the winter months.

Seeing demand increase even for the 1.5million+ homes in Mississauga. Mostly for the well finished, move in homes with DOMs under a week.

WTF is wrong with Zolo's graphs? Why does it go 1.1m, then 1.2m, then 1.3m, then 1.3m again, then 1.4mx3, then 1.5m, then 1.6m?

How do you create that chart on Zolo of just detached? I can only seem to get the aggregate chart including condos and townhouses.

Yeah but even if you pay others (instead of doing it yourself) for the house maintenance it'll be cheaper compared to condo fees.
