Do you care if there isnt a bathtub in the master bedrm?
This townhouse i am planning to purchase doesnt have a 4 piece ensuite (toilet, sink, tub, separate standing shower)..it only has a 3 piece ensuite (toilet, sink, bathtub with shower so its a normal washrm).
I was thinking of changing the normal bathtub with shower to a glass frameless shower. Do you care if there's no tub in the master bedrm washroom? Would this affect resell value?

It all depends on the individual buying the house.
My parents have the same thing in their bathroom ... except, they have a big soaker tub/no shower.
I am convincing my dad to rip it out and build a nice 48" shower. Since they had the house, my mom probably used it 3-4 times, and my dad never stepped in it. The only time it got real use is recently when we were renovating the main bathroom (gutted it fully) and had to use the master bathroom to take showers, etc.
I believe if its done right and nicely, many people will over-look the fact that it doesn't have a tub on its own.

I think every house should have a tub somewhere but it can be in an ensuite rather than the master bath.
If you ever have a child with a fever, having a bath is virtually essential. In fact, even a child without a fever...

I still like a home with a separate shower and tub. The combos are fine but I still need a stand alone shower a minimum.
If there was no tub but a really nice shower, I'd probably still buy it depending on how nice.

there is another washrm on the 2nd floor with a bathtub. my main concern is the master bedrm if i changed it to a standing glass shower and there is no tub at all ...will it affect resell value

I thought about the same question as you and decided I'd rather go with what I want, not what some potential buyer 10-15 years down the road may or may not want.
When I had my house built last year, I had them install a stand alone shower instead of the tub/shower combo. I never take baths and don't want to have it take up room, or have to clean/dust it. When the I get around to finishing the basement, I'll put a soaker tub down there to cover resale potential.

We went through the same exercise - we had a TWO piece ensuite off our master in our new house, and when we tore it out, we debated putting in a 4 piece. However, neither my wife nor I particularly like baths, and we decided that this was OUR bathroom, not a resale point or someone else's.
So we went with a big (3x5') custom tiled and glass shower instead. There is a big bathtub in the bathroom just outside our bedroom door, so it made no sense to waste that space on another one.

I bought a house specifically with a bath tub; but since I moved in 6 months ago I still haven't touched the bathtub once. It's just collecting dust.
It's a nice feature to have, but with a shower, I don't really have time to use the tub.
On a positive note, 4-piece bathrooms tend to be larger, so it'll give you more space going forward should you want to renovate.

if you dont mind me asking ...how much did that approx cost to install the glass shower and take out the tub/shower combo? the builder is planning to charge either 1-3k

There was no tub/shower combo to remove - the "ensuite" originally looked like a prison cell bathroom...a toilet and a tiny sink.
I tore out everything myself, extended the room 4 feet into the bedroom, and built the new bathroom myself. Had my dad help pour the new shower pan, and my brother-in-law helped with the tiling, as he wanted some practice before he tackled his own bathroom reno.
So I don't think my costs are at all comparable to yours, as it's a different job entirely. However, the total amount I spent on building/plumbing/electrical materials, new toilet, new vanity, new lights and fixtures, tiles, custom made glass, etc. wound up being a little under $3500. Labour costs were zero, if you consider my time worthless....as my wife does.

3K for a large glass shower is an OK price; a good quality 23.5 x 65" glass door cost 600.00! However, these glass doors are quite thick and do having chrome trimming and towel bars.

It all depends on the materials being used.
If you buy one of those kits; base + glass doors at local stores, it will run you around $1000 then you add the cost of the tile. You would need approx 100-130sq/f depending on if you are tiling the floor or not; so, based on what kind of tile you want, you can do the math.
If you don't get a kit and have to pour concrete and build your own floor base, then that will cost more $$$.
On top of that, you add materials (grout, mortar, etc). You can easily hit $3k+ when you factor in the charge for installation.

we have a tub and separate shower in the master bath. Never used the tub once. Although it looks nice, i wish it was a closet! We have a tub in the main bath which is what we use to bathe our son.

Make sure you shop for custom glass. We checked all the traditional bath stores (Tubs, CIOT, etc) in Mississauga, and they all came in at close to the same price for our door - around $1250-1500.
I just happened to check out a place called Mirror Interiors at Winston Churchill/Dundas, and they did the same door for $585 for me, including the upgraded hardware (I needed the heavy duty hinges as the door was 30" wide and upgraded glass). Installation would have been another $150, but I did that myself.

thats a good price for a door. ill try to get a quote from them and compare with them vs the builder.
