Drapes Not Dark Enough
I am not sure if this is the right forum...but I have a tenant who claims that the drapes in my rental property are not dark enough. I used them for 2 yrs and they seemed fine to me.
What requirements are there for a landlord to provide 'dark' drapes in a furnished apartment?

I can't see there being any law to specifically cover this. Presumably he inspected the apartment before moving in and didn't raise any issue then so I don't see that there's anything you should do now. Any specific requirements these should have been addressed before moving in.

I would just buy one of those spring loaded black out rollers and install it, althoguh you are probably under no legal obligation to do so.
There're only about $40 max. Nothing worse than a peeved off tenant. $40 now might save you a huge headache down the road.

What will you do when the couch isn't comfy enough. Or the kitchen table is not a colour that they like anymore? It's a slippery slope.

You have no obligation to provided different window coverings. Tell him to buy some black out liners if he doesn't like the drapes. I have never had the landlord provide window coverings in a rental.

Yeah I'v never seen drapes included in a rental. Tell the tenant to buy whatever drapes he wants, and that YOU will make the switch. Don't need him to mess up your drapes and wall.

really? Wouldn't it be cheaper just to get them darker drapes?

I went to measure up the blinds, and she sat me down and told me that she would be leaving. I was fine with that...well now she is claiming misrepresentation of the unit (I have no idea how as she came and saw the unit and later asked if there were blinds which there are...) and that the contract is null and void. If she does not vacate the unit by tomorrow (she only told me last night that she planned to leave by the weekend), then she will be delinquent in rent. I have another tenant already lined up and she wants to obviously be in by the time school starts.
So, if she is not out by the weekend, then I want to give a ring to the lawyer ASAP. There are many other wrinkles in the mix...but that is the jist of the story.

So the drapes were irrelevant, just an excuse to get out of the contract. And if you had replaced them she simply would have found something else.

Pretty much. She has some other issues that I won't mention, but she wasn't sleeping. I offered to let her leave as soon as I had another tenant lined up...but I think she is having a problem finding another place to rent.
Ah well...she should be out tomorrow. If not...I will be getting a lawyer involved.
