Shingles/Roofing Contractor Recommendations

Hello all,

I did a search in the forum, and I can't locate any threads with roofing contractor recommendations. (maybe it can be the search criterion i chose)

Just wondering, if anyone had their roof done for the past year or two and recommendations they might have.

Also, I have very little knowledge on shingle installations. If anyone has any experience or expertise in the area, can you provide me some insight on what to look for (material to be use, brands that I should avoid, and price for a general roof installation).

Thanks,

Replacing the water faucet outside

Hello! So... my faucet outside needs to be replaced...

Image: https://dl.dropboxusercontent.com/u/45987304/IMG_0566.JPG

The problem is that the "rings" where the water comes out have worn off, so when I connect it to a hose and turn it on, it leaks, quite significantly.

My question is, should I ask a plumber to do this for me? How subsantial is the replacement job, and how much should I expect to pay?

Thanks!

Reviews on Fisher & Paykel and Frigidaire Pro fridges

I've been looking at fridges and considering the Fisher & Paykel brand - in particular this model E522BLXFD, and the Frigidaire Professional model FPRH19D7LF. I've read lots of reviews including the one here on RFD (http://forums.redflagdeals.com/reviews-fisher-paykel-fridge-642212/) from a few years ago. I was told by an appliance store that F&P established an office in the GTA 3 or 4 years ago and they haven't had issues with their fridges, so I'm really curious if things have quickly changed over the last few years regarding reliability and repairs.

The other fridge I've been seriously considering is the Frigidaire Professional FPRH19D7LF until I spoke with a sales guy at a store yesterday, and they said they don't carry Frigidaire including their Professional line because of reliability. They also said they carry only mid to high range appliances, and they don't think Frigidaire Professional is in this category. Their showroom consisted of SubZero, Meile, Fisher Paykel, Bosch, Electrolux and some really high end stuff that looked like commercial grade. I thought the Frigidaire Professional line would be similar to Electrolux since it's the same company.

Can anyone share their experiences with either brands or specific models? Anything would help. Thanks

My home is a 4 bed/1.5 bath (bungalow). It's a fixer upper that we are remodelling and then plan to flip in 5-10 years.

Full bath is upstairs and the half bath is in the basement - we are considering making it a full bath, but I'm having second thoughts about drilling in the foundation and moving around the hot water radiation system, and moving walls. It's a big tear-up for a shower/tub that would see little use. But our primary goal is resale. We'd most likely have to hire a contractor and get them to rough it in.

We have the option of using the closet in one of the bedrooms upstairs as a small-ish master ensuite (about 6x6). This would make the home a 3 bed/2.5 bath, but you'd also gain a nice dedicated office or storage place upstairs.

Range hood questions

I am looking for a new range hood and after browsing a few stores, I am questioning if there is a difference between the squared off design vs the triangular shaped chimney hoods. Hard to explain so here's an example of what I mean.
http://m.venmar.ca/mobile/7-range-hood-cc700-ispira.html

http://m.venmar.ca/mobile/6-range-hood-cc32i-toscana.html

I noticed that with the squared one, there is only a small opening (the same circumference size as the chimney) under the filters. So even though the filters are wide and cover almost the whole underside, there is only the opening in the center of the range hood. Half of each filter is just covering a metal plate.

With the triangle one, once you remove the filters, the whole shell is open. All u see is the motor fully exposed

Does this make a difference in the efficiency of the vent hood? Does the metal plates block the efficiency of the air vaccuum?

Also has anyone heard of this venmar brand? Is it any good? I also saw zephyr. I don't want to spend more than a 1000$ so vent a hood is out of the question. Hope I was clear. Thanks for the help

This fence has been erected for the past 13 years and is starting to deteriorate.
The 4" x 4" posts are rotting in the ground. set 4' deep in concrete.

I know I'm going to have a fun time trying to dig/pull out the old posts and concrete. some posts are rotted to the point that they are held in by steel rails hammered into the ground.

I am thinking to repace them with 6" x 6" posts, for longer durability.

Cost is definetly an issue but I would rather do this fence this one time and hope not to have to touch it in the future.
New fence will be built with PT.

Any suggestions would be greatly appreciated.

Is Mortgage Pre Approval Necessary?

Hi All,

2 Questions:

1. My relative is planning to purchase a brand new build home.
One of the conditions is to have a mortgage pre-approval ready (Other is to have 5 cheques ready for downpayment).

Is this necessary to get even though my relative would would downsizing their home and basically paying the new build home in cash?

2. During a grand opening sale, what other paperwork could I do ahead of time to make the process faster so my relative has the best chance to obtain a certain lot? I never been to one before, but I hear its pretty hectic. When I called builder they basically said that the doors will open and its a race to find an agent to do the paperwork. Hence, I rather have as much done to obtain a certain house.

Any other advice would be great!

Wood foundation moisture

First of all, what's your opinion on permanent wood foundation homes?

I had a inspector come through a home I had an accepted offer on. Everything looked great in the house. However on the front side of the home in the basement he noticed a bit of moisture on the dry walling as the corner of the basement wall was a bit deformed.

He had some concerns at first but he ended up taking off a piece of drywall and there seemed to be no moisture or wetness in the wall. On a very minor piece of the foundation there was a tiny bit of water staining on the wood but it didn't seem anything major. He said that the moisture could have been cause by moisture from the concrete flooring seeping up and the water stains on the foundation could have been from years ago that got through and maybe got fixed and that he wouldn't be concerned but it's hard to have a definite conclusion.

Now I've been reading up online about moisture in the basement/foundation and some people say to stray from houses with any moisture.

What do you think of this situation? Is it something to walk away from?

Hi,

Is there a way to find out the sale price of a particular house? It was sold in April (MLS #N2604603) and I when I checked out tosolds.ca, it only has sales for the last 2 weeks.

Thanks

I'm looking for some LED battery-powered puck lights with remote control, like the one on sale @Costco last year (this thread (http://forums.redflagdeals.com/costco-lightmates-led-wireless-puck-light-remote-control-4-pack-19-97-a-1200070/)). I tried Ikea, Rona, Lowes, HomeDepot, etc but I can't find any. Does anyone know where I can get it in Toronto/Markham area?

Thanks!

How to insulate a room above a garage?

I was wondering if anyone can give me some suggestions. I pulled out half of the ceiling of the garage already and it had the old pink fibre glass insulation and was secured with a sheet of dry wall and then another sheet of cement board over it.

The living room above gets very cold in the winter and we generally avoid it. I pretty much ruled out spray foam due to the cost plus Rona is having a promotion on insulation this week, spend $200 on Roxul insulation and get a $25 gift card.

I want to insulate the ceiling for heat and against sound since the garage door motor is pretty loud. I'm not sure if it's overkill but I plan on putting r23 sound insulation then the Roxul safe and sound insulation, vapour barrier it then drywall it.

Would I need to put cement board or is drywall sufficient since I have the double insulation?

Thanks in advance.

One of the toughest challenges facing pet owners is combating fleas. While fleas on pets can be a nuisance, in addition to spreading harmful diseases, pets can also bring fleas into your home, causing a quick-spreading infestation in your carpet, bedding and furniture. In order to combat these problems, you need to utilise several flea-killing techniques to remove fleas from your pets and kill the fleas that are living in your lawn and soil.
