Some guys here who never owned real estate or sitting on the fence spreading news that properties in Durham are 20 % down and you can get a big house for 500K.

This is not true. it is not crazy like last January but nothing too scary.
Only Mattamy reduced their prices to sell and they have low inventory like other builders.

Resale The market is balanced and properties priced well are selling fast. There are deals in Durham now.
If you have money buy , market will go up sooner or later.

Lived in Durham for 40yrs and owned more RE than 90% of the posters here.
You can buy plenty of detached houses here for $500K.
Larger, newer 4 bedroom detached for $700K if you wish.
Prices are down 20% from last Spring.

Too many listings to look through.

I honestly don't really care. I have seen a bunch reposted that sold for less than last Spring but more than 2016.

Where do you see detached for 500K.. downtown Oshawa? You could not buy new Townhouse in Oshawa for that. Maybe older properties require alot of work.

Last Jan you could buy 4 bedroom detached for 700K and you can now depending on location and other variables.. Houses are not all the same.

From 2009 real estate is up 300 to 400% and this is normal cycle, all Im saying smart people buy when the market is down.
Real estate is long term investment and I dont see prices going down.

Established people with large home in Durham wont sell their homes for 20% less now and move to rent. they will buy more . That is what smart people do..

Sorry, I'm old. Lived in Whitby when North was north of Hwy 2. I realize they call Brooklin North Whitby now also. I will concede north is Taunton Rd. now.
Regardless, there are plenty of detached at $500-600K and they are 20% cheaper than last April.

Yea I agree with that. Whitby went absolutely crazy with a 60-70% increase in 2 years. It has definitely regressed 20%ish since it's madness last April.

You could not find a newer detached under $900K. Plenty over $1M.
Those smaller, older detached were all over $600-650K. They barely worked as rentals with a bungalow, upstsairs/downstairs entrance, 2 tenants but the frenzy was in full swing.
Sure, they look like a deal now compared to last April and any piece of crap in downtown Toronto that's still way more, but nobody cares now.
At current prices you can make it work with 2 tenants as rents aren't declining.
