Help with New House Upgrades!!!

We are in the process of buying a new house...waiting for it to be built...just going through the "upgrade" deals...(which don't seem to be deals at all...more like gouges...very sad)
Can anyone offer any advice as to where my upgrade dollars are going to get me the best value?....I am soooo confused!!....should I be looking at getting kitchen upgrades?...flooring?? I realize that some things can be done after moving into the house at a much lower cost, but somebody out there must have gone through this ordeal before!!!....any suggestions???

There's been a thousand discussions about this on here and other websites.

Put your money into things that cannot be changed, or changed easily after closing.

So anything structural. Anything that would require going behind the walls.

Do a search and you will yield a number of posts about it.

Suggest: moving walls where you like them (ie, in the basement, expanding the finished area), kitchen (backsplash, flooring, cabinets -- things that can not be easily changed), pot lights on the ground floor (unless you're handy with fish tape and have a lot of patience, or want to repair stipple ceiling), extra foundation waterproofing, spray foam insulation instead of batt, better shingles (if you plan on staying for any length of time), better roof vents, drip edge/eavestroughing (because adding it later voids your roof warranty in most cases), double doors instead of single, etc. Berber carpet instead of plush pile.

Don't bother with paint colour changes unless they change the quality of the paint too. Don't get an over-the-range microwave. They never vent well, and they are a waste of money. A microwave shelf is more than adequate. Don't bother roughing in the alarm, unless you have a particularily unreachable location. Don't bother roughing in CAT5, since most home networks are wireless nowadays anyway.
