Home Renovation - Estimate?
Hey guys,
I know that a renovation estimate is based after an evaluation from a home renovator, and that it varies from person-to-person. However i'm just looking for a rough estimate of how much it would cost to do the following:
- Remove all carpeting, old wood flooring, and kitchen ceramic flooring
- Install wood floors (red oak flooring - good quality)
- Install new ceramic tiles for kitchen and bathrooms (good quality tiles)
- Re-Painting of all walls inside the house
The town home is roughly around 1900+ square feet. There are 3 floors (main, 2nd level, 3rd level). 3 bathrooms all together, and 1 kitchen.
Like I mentioned before, it is rather hard to estimate unless the renovator sees it, but for those whom have experience with home renovations - do you think $20,000 would be enough to do such a change-over? If not, how much do you think it would cost (perhaps you could share your past experiences with such a big renovation job?)

is it possible you can post pictures of the areas that need to be renovated, that might help us RFDers come up with some "guestimates"

$20k is probably enough if you do the removal of old materials on your own. It will also be more than enough if you source your own new materials and just have a skilled person do the installation....that is if you stay away from the typical outlets like HD and Rona and use your RFD skills.

I was actually thinking of finding an outside contractor (maybe a frd of a frds, or a recommendation) rather than going through HD and Rona. I heard they over-charge alot.

But I would need more info on what wood/colour/how many sq. ft., etc. You can PM me with more details: when you need the job done, house location & your e-mail address.
You can save a lot of money if you remove the old floors yourself, then you might be able to fit in your $20K budget but I still think it will be very tight.

$20k should be fairly reasonable, the only thing that'll probably cost is removing the ceramic tiles, very messy and probably time consuming.
Carpet and hardwood is easy stuff and I think the going rate is $2-$3 per square foot for install only. Removal can vary and of course hardwood material is on you and what you choose.
As for painting, I don't see why you couldn't get everything re-painted for $5k.

i just got my place done for a bit over 10k and this is renovate the kitchen and new floors for the living room.
As for your place, 3 floors, the 20K would not be sufficient...or extremely tight.
Somewhere in the 25-28k would be better. Extra money just in case anything else you want to change.

I think the 20 - 25K+ ball park is right. It really depends on the materials you choose and your expectations.
For example, paint alone - you can buy $20 per gallon paint or $60 per gallon paint. The quality of the paint differs significantly, but it depends on whether or not you want to spend that sort of money.

I personally think that $20k is tight - particularly if you are not able to reinstall the baseboards or if the stairs need modifications.
As for painting, as one post referenced, the cost of the paint you want will be one factor but the labour is by far the biggest one. If you go with a small palette of colours, you'll save $$$ because it's easier for the painter and you won't have as much leftover paint (vs. different complementary colours for each room). If your walls need to be cleaned, patched and primed, you'll pay more. Ditto if your ceilings need to be done. If you have stippled ceilings and you're thinking of painting, you might also want to consider removing the stipple and flattening them - there are downsides to doing this and it's costly but it's a more modern look and helps brighten up rooms and hallways. If you do paint over a stippled ceiling, removing the stipple at a later date will be significantly more difficult (and costly) - besides, this is a messy job and a perfect time would be before floors are ripped out.

Any idea how costs vary to scrape a popcorn ceiling, versus taking it down completely and putting up a new dry wall ceiling? What about laying flat ceiling under the stipple ceiling?

20k is some what on the low side imho..my cousin got her t house about the same size as you mentioned for about $24k..but she choice higher end flooring and got the ceiling and floor mouldings painted also....
