Quick question. I am looking at a 2016 CRV EX-L. Honda website says the MSRP is $34290 with Fright $1853.75 ($36143.75) , but looking at Markham Honda (closest dealer) and their listed price is $36819.00, which like $700 more.

When I go in and negotiate, am I working off the Honda.ca MSRP or the Markham Honda price?

Work off the invoice + freight/pdi/AC/tire levy

I paid $32,300 drive-away price for 2016 Honda CRV EX. Includes incentives, taxes, dealer profit (1%), etc. Drive-away price basically. Includes block heater and lock wheel nuts. Hope that helps others with negotiation.

On the other hand, my friend claims that it is possible to get CRV EX under $30,000 drive-away in September when they clear out the CRV's for 2017. I'm not sure how to verify that statement as it is 4 months from now but some food for thought...

They might up the cash discount another $1500 plus if you get it at invoice theoretically you save another 300. So you could possibly bring your price down to $30500.

i just got the same model, but i paid $1100 more than yours.
basically i paid:
MSRP - 1900 (which is 3xx more than invoice)
removed theft
plus 13% tax.
minus $3000 cash rebate.
total comes to $33400 OTD.

I bought mine in Alberta so it was 5% tax. I thought I overpaid by $1500 because my cash incentive was $1500 back then and now it's $3000. But at the same time the dealer might have tried to get more profit on their end (more than 1% or $300 profit) by saying that cash incentive is already $3000, thus reducing the overall negotiation room.

Where is your freight/delivery charges? Mine was $1861.25. For me it was $30030 invoice price + $300 (1% dealer profit) + $1861.25 (freight) + 5% (tax) - $1500 (cash incentive in May 2016) = $32,300.

Delivery was 1835, including PDI $455, air tax $110.

Sales price $30390 after discounted. So I overpaid $60.
