How to read a Real Estate Ad

I want to create this post to teach other newcomers what are the some of the terms used in most real estate ads mean. Although I know some (or most) of it, I think most newcomers are facing the similar dilemma as I had on my earlier days in Canada.
*Parking! No Fees* 100 Amp, Cac, Upgraded Plumbing, Prof Fin Bsmt, Adt Alarm (Monthly Fee), Fridge, Stove, B/I Dw, Washer, Dryer, Elf's, Window Coverings, Gb&E, Hwt(R), Excl Mbr Vanity Elf, Electric F/P, Wine Fridge, Bar Fridge & Freezer.


So, what does ELF mean?
Gb&E?
Hwt(R)?
B/I Dw?

Cac = Central Air Conditioning
ELF = Electric Light Fixtures
B/I Dw = Built-in Dishwasher
Gb&E = Gas Burner & Equipment (i.e., furnace)
Hwt(R) = Hot Water Tank (Rented)

Here's a master list...


A/C - Air Conditioner, also CAC - Central Air Conditioner
Acc - Access (as in Acc to backyard)
Ad - Advertisement
Agr - agricultural (as in zoned Agr)
Agmt - Agreement (as in Agmt of Purchase and Sale)

The reality is that real estate adds don't tell you jack $hit about the what's in and around the residence....which is just as important as what is actually in the residence.

ALWAYS do a mapquest or google maps search to see if the residence is close to a major road/highway, train tracks, power lines, parks, laneways, parking lot, ect.

The majority of the time when the selling price doesn't match the residence spec, it's probably for a variety of any of those reasons.
