Not always. I have 25% cashdown on my new 5 years variable and I could not do 30 years.

I'd be wary of dealing with HSBC. I left them a few years back when my mortgage came up for renewal and they refused to match the going best rate at the time. I pushed, but they had no problem with me leaving. They even royally screwed up the payout, so that I ended up paying them additional interest. I spoke to a manager who admitted HSBC doesn't care about retail clients and our cheap mortgages... they wanted high net worth clients. I'll never go back.

to get this rate, there's things you need:

HSBC offer for 2.35 for the 5 year fixed mortgage rate is limited to clients that will bring them 100,000 new funds to be invested and must have a chequing and savings account. If you don’t keep the 100,000 in at HSBC for the full 5 years, you are then charged 25.00 per month as a fee

so not everyone can get this.

To give you an idea on how fast rates rose recently... About six months ago I had a deal for a 4 years fixed @ 2.19%. I'm waiting for a new condo construction and it's of course delayed, so I had to re-apply. The second time I got 3 years fixed @ 2.15% plus some cash goodies. Well, guess what... construction delayed again, and here's what I hope my final application, 5 years variable @ 2.10%. The best I could have got for 5 years fixed in Quebec was with HSBC. The big question now is where are rates going in the next 12 months? Historically speaking, rates are still very low and the government will have a hard time raising them with the crazy real estate valuations and over leveraged mortgages in our country. Salaries are far from rising as fast as house prices.

Question...if u decide to switch to HSBC when the mortgage expires and transfer over do they take care of all the fees and charges?(lawyer) etc...

And does big banks like Cibc, Rbc etc match this offer?
