LF: Rental in Downtown Toronto (Loft/1 bedroom)

Figure may as well give this a shot, as I know a lot of rfd'ers here who have investment prosperities.

I'm looking for a place downtown for September. I currently live at Church & Shuter in the Jazz building, which has a bit of an inflated price for my 1 bedroom + den.

The area that I'm looking for is this:
East - Parliament
West - Yonge
North - Carlton
South - Lakeshore

I'm looking for a 1 bedroom type... so the right bachelor would work, the right 1 bedroom + den would work. Ultimately my perfect unit would be a loft, with smallish bedroom upstairs, smallish living room type area connected to kitchen. View would be nice, but not required. Main thing is that its close, safe, and reasonably clean.

My fiance goes to school at George Brown, and I'm currently at Ryerson. We're mature and dedicated to our school work, and completely financially stable. You will not have to worry about cheques bouncing with us, guaranteed (will provide documentation). On top of that we are quiet, and usually go up north on weekends (to the cottage, or skiing). We're living downtown for school, and not to party.

Anyway, if you own property in this area and are looking for a tenant let me know. I may be flexible with timing as I haven't given my notice in my current building. Also if you live in this area, and know of a unit in your building, pm me. If its the right place/deal I may give a referral bonus case of beer or something

Thanks but too far of a walk, looking for the areas specified, or if father, must be significantly cheaper to merit ttc passes and time.
