Since often there are requests for cheap hotels in Niagara Falls I though I'd share what I think is a warm rate. It's not really a hot deal per se, but still somewhere to sleep.
I have found that one of the cheapest hotels with a pool to be Motel 6 on Stanley Ave in Niagara Falls. Parking is free and is about 1km from Clifton Hill (1.5 to Casino Niagara).

There is a 10% Corporate Code floating around online. They will work for most Motel 6's in North America

Absolutely, you get what you pay for. I have actually stayed at this hotel before. The room had two double beds, a smallish flat screen TV and a mini fridge. I think that the fact that the chain is owned by Accor has kept it decently looking.

This picture from TripAdvisor is a fair assessment of what a regular room looks like.

Stayed here during the XMAS break...just needed to get a bed to slump onto, during a hockey tournament for the kids.

Booked 2 months in advance, got the 2 Full Beds for $40/nite. A month beforehand, prices went up to $45/nite. 2 weeks beforehand, $50/nite.

Still, at those prices, it's a really good deal to get a cheap hunker-down. No frills, pretty clean, pets allowed on first floor no extra charge (another reason I needed to book here).

The picture posted looked identical to our room.
