New Build - Flooring/Stairs

We recently visited our decor center to get some estimates on what the upgrades will cost for our stairs and floors. Currently the standard is carpet through out and the stairs have carpet treads. We have a 10k credit to spend on upgrades, but so far with just the basic upgrades to Laminate floors and an Oak staircase stained to match the floor is about 9k which includes metal pickets and upgraded railings.

The builder is offering to leave the oak stair unfinished and may have to confirm but also leave the carpet out for us to get an outside contractor to complete after closing.

Is anyone able to help me find a close to accurate estimate on what it would cost to get decent wood flooring, preferably hardwood and to stain the stairs to match the floors? looking as this may be an option for us if it's fraction of the cost.

Anyone with recommendations or experiences that they can share. THANKS!

Hardwood varies greatly in price. What type of hardwood were you hoping to install? Solid? Pre-engineered? Oak? Maple? Birch? Walnut? Width?

You're looking at $5-7+ sq ft for a decent Canadian made solid prefinished hardwood. A good install will start around $2 sq ft, if your material is 5" wide or up I would suggest nail & glue which will run around $2.50 sq ft.

Stairs will run around 2,500-4,000k depending on scope of work for finishing.

Go to any decent flooring store and get some quotes. To give you an idea, we just moved into our place and did engineered flooring in our office, great room, dining/living room, master bedroom and upstairs hallway plus carpet in the other 3 bedrooms and a runner for the stairs..was $22k all in. This included transitions, trim, etc. Price varied greatly depending on the material we chose though.
Also, ensure your lender is ok with the builder leaving anything incomplete. We had huge issues with getting our appraisal complete on time because our house didn't meet the 97% complete threshold and the funds couldn't be released. Our closing date was pushed back three days at our cost and it was a huge PITA. We had to basically get the builder to throw in the crappiest carpet they could to appease the bank/appraiser.
