I'd be curious to see statistics but I don't believe there's any significantly higher concentration of public servants in Glebe/Old Ottawa South or New Edinburgh. If I had to bet, I'd say there were higher concentrations in Kanata, Orleans and Barrhaven than the other 3 mentioned.
Thanks for the update on the gov't reimbursement rate for relocation. At 3.7%, that's a 1.85% split. I would think that would make a FSBO listing offering 2.0% or more very attractive to a buyer realtor. Could this drive up demand for FSBO if the sellers offer more than the 1.85%?

Kanata is super hot in particular I was being outbid by people paying list price on anything decent within a few days. Just nuts. We definately going to the moon to make up the mediocre gains past few years.

I saw it myself. It basically a 2 bed house as 3rd bedroom probably cant fit a queen bed in the whole room. The guy was using 3rd bedroom as some tiny entertainment room. Cant believe someone paid so much for this. Grats to owner I guess.

With DND and High-tech job market booming lots of demand in Kanata. A lot of people don't need much room and there isn't any point in buying a Condo in Kanata so small houses are desirable.

I actually don't think it's that high of a price for a newer single family home with some upgrades. How much would you expect to pay for something like that? (To be fair, I don't actually know where it is but I don't think < $400k for a single is that much even if it is small).

Good for the entire ottawa market to have bidding ones in Kanata,

Hopefully more and more people move here. Ottawa really is a great place to live

Iv been here 6 months and besides for the Insane winter we had ( hoping it was a fluke ) its been great

Which is what I've been saying in here while others questioned my statements....lol Kanata in particular has been hot since March and only getting hotter

Having bought a similar home from Glenview year earlier, though mine had another bedroom, den on the main floor, backing to woods, finished basement for 408K with 2400-sq-ft. I don't think this listing was sold at high end, it if anything in my opinion is about par.

The builder can't raise my price even if the market goes up. I already effectively bought it. Basically I'm getting free gains right now.

Ok didn't know you bought yet... anyways enjoy the gains you'll love it just like us in Toronto and you may just join the bulls soon enough ;) I actually think Ottawa is undervalued so may see some investors coming up there.

Same model is listed on Orleans for $399,900 https://www.realtor.ca/Residential/Sing ... sideAvalon. The house right next to this one was also on a 30' lot and was listed for $412k and sold very quickly. This listing went up right after the sold sign went on its neighbour. Interestingly, we had folks delivering real estate flyers in our neighbourhood looking for people wanting to sell as a townhome recently sold within 2 hours of being listed.
