Thanks for the update on the gov't reimbursement rate for relocation. At 3.7%, that's a 1.85% split. I would think that would make a FSBO listing offering 2.0% or more very attractive to a buyer realtor. I'd be curious to see statistics but I don't believe there's any significantly higher concentration of public servants in Glebe/Old Ottawa South or New Edinburgh. If I had to bet, I'd say there were higher concentrations in Kanata, Orleans and Barrhaven than the other 3 mentioned.

Kanata is super hot in particular I was being outbid by people paying list price on anything decent within a few days. Just nuts. We definately going to the moon to make up the mediocre gains past few years.

I saw it myself. It basically a 2 bed house as 3rd bedroom probably cant fit a queen bed in the whole room. The guy was using 3rd bedroom as some tiny entertainment room. Cant believe someone paid so much for this. Grats to owner I guess.

The builder can't raise my price even if the market goes up. I already effectively bought it. Basically I'm getting free gains right now.

Same model is listed on Orleans for $399,900 https://www.realtor.ca/Residential/Sing ... sideAvalon. The house right next to this one was also on a 30' lot and was listed for $412k and sold very quickly. This listing went up right after the sold sign went on its neighbour.
