OVerpriced homes, strange finds, and properties that don't sell

List your finds of strange real estate deals.

Here are some examples...
-houses with listing prices that are out of wack. E.g. $1.5 million for a scarborough bungalow because I added hardwood floors and finished the basement...
-Oddity. That strange semi-detached bungalow with studio layout and rear extension that looks like a shack
-Condo that cost as much as a new family vehicle... But its in the ghetto and has been turned into a crack house.

https://www.realtor.ca/Residential/Sing ... -Riverdale
This one has been listed/de-listed/re-listed for the same $899,999 since the summer..
What's wrong with this house?

https://www.realtor.ca/Residential/Sing ... -Riverdale
I don't get it... Its a house... But the inside has the lay out of a studio apartment?

The land is 15 feet wide lol, obviously it's like a studio it's literally smaller than one.

The second one, it appears to be a semi, not a detached. So it's only half of an already small bungalow, thus the layout.

I often wonder the reasons for posting some pictures, for this listing picture 4 is a plastic plant/art on the wall. How is this suppose to help sell the house?

This was listed last year for 600000$.
Terminated and listed multiple times.
Now RE Listed at $0.84.
In April 2017 they were trying to get $940 or thereabouts. When market bottom fell out they tried the old list really low at $600 to see if bidding war. Didn’t work now trying to get $840. Might have gotten closer to that if they had cut price immediately in May but was still trying to get top value. Equilibrium price funny enough Is probably around $600k for this rather unremarkable house. That would still be a great return from 2013’s sale price of $450k.

I've posted this one before, but its a good example. This place has been listed at this same price for about 4 years now:

So $2.25 mln per lot? I guess it would work if they plan to sell for north of $4 mln once a house is put on each lot.

This one here they bought the lot for apx $1.5 in 2016 built a house on now trying to get $3.6 mln. Decent house, but might be too ornate for some people’s tastes. Give you an idea of the math the owner selling the lot is thinking of.

Google mapped this address and saw the house is hidden nicely away from the main street. And then once you go to aerial view it's sitting right beside the train tracks! Shame.

It doesnt look like a horrible house. Perhaps a tad expensive. Maybe $829,999.

Another thing is the second unit. It could be an illegal retrofit , and the next owner is required to tear it out.

Stranger the better :)

Anyone see any crack houses or houses destroyed by hoarding/no maintenance?

To the dummies who just called me a jelly priced out renter... this is just for entertainment and curiousity... not a jab at housing bulls.

That studio apartment layout bungalow semi gets me everytime! $529k is a bit much...

I also saw a semi on the same block for $799k. Nicely decorated... but its a 2br+1bath

That is a beautiful house, a little overkill with the marble though.

It looks like they were trying to flip it for a quick $200k two months later and when that didn't happen, they decided to rebuild a new home.
Buyers definitely have some serious capital to do something like that.

$475k for a "Townhouse" condo in a 1930's bungalow. Somehow this tiny house has another unit (or two??) stuffed in it.

https://www.realtor.ca/Residential/Sing ... bia-V8R3Y6

There was basement unit in a similar house listed for over $300k recently.
I'll seeifi can find it. But theres one house in leslieville with. Gigantic 6 car garage coach house. 6 friggin garage doors. And huge parking pad... get this. Also a second level on the coach house with electrical hook up and looks to be used as a work shop. All sold together with the house.

I wondered why the little house was 1.3mil... then realized that oddity. Not many coach houses in toronto.
Its usually something done with mansions and laeger estate like properties.

My theory... when the house was first built in the early 1900's... the owners had horses. The property just stayed there and got updated over the years into a really awesome man shed.

Who the hell is going to pay that much money to live literally right next to the train track?
