Shub just has all their clerks do the work and at the end you spend 2 minutes with Shub

I went with recommendation earlier here with David Lam and was happy with his services for both his knowledge, efficiency and price. It was pretty straight forward and now going to him again for a rental property.

I've got one in Scarborough near the Towne Centre. You can call for a quote, he's pretty fair with pricing.

I will be looking to transfer a detached property from one family member to another. There is no cash being exchanged for this transaction. Is a RE lawyer still required, and if not what are the steps involved in transfers the property? FYI, this is in York Region (Ontario)

average "all in" legals are $1500 - $1600 for a purchase, although higher price homes are now making the costs increase due to title insurance fees

Yes, a lawyer is still required and possibly two separate lawyers depending on the familial relationship.

The transfer paperwork has to be signed, your statements taken and the transfer effected on Land Registry.

What is the Ballpark price if you are buying?

It makes a big difference due to title insurance on buy tx.

The challenge with Shub is if you run in to any issues they are usually so overworked die to releatively lower cost that it's very hard to get prompt answers back from them. This is based on personal experience on two out of 5 tx I did with them.

Ease of access to the law office is worth a couple of hundreds on its own IMO.

I just got quoted (in the GTA):

$1500 legal fee
$1000 title insurance
$400 title search + registration (?)

Is this reasonable ?

What's the transaction amount? Is the legal fee all in or + HST?

Unless you are dealing with several million $ transaction or complex mortgage, you should be able to get $1200 all in for legal fees from reputable offices.
