Signing a lease...
Hi guys!
I need some advice please. I'm looking to move in a month, and I found a nice apartment in Hamilton very close to my place of work. The current tenants just left and the place is a bit of a mess. The Apartment Superintendent showed me the apartment and assured me that it will be as good as new in October, however, they would like me to sign the lease and pay for the last month's rent tomorrow in order to lock the apartment down for myself.
If I sign this lease, what protection do I have come October that I will be pleased with the renovations that they do? They said they would paint the apartment, clean the carpets, and fix up a couple or little things here and there...

Get everything in writing - make sure those conditions are attached to your lease.
