Square one - Amacon’s Avia Condo

Please suggest if this is a good buy or not.

Builder : Amacon
Occupancy: 2023 September, pretty long time for sure
Downpayment: 14% in one year, 3% in 2 years
Parking: NO (is it mandatory ?)
Location: 400 meters to Sheridan college, 800m to sq bus terminal, 800m to sq one mall
Size: 460 sft
Other floor plans in this building comes with parking but $100,00 more, other floor plans are not so good
Price : 375,000

Recently sold one BR (500 plus sft with parking) for 390-420k
Recently sold bachelor with parking for 320k

There will be the LRT close there which will be nice.

How would you go grocery shopping in Mississauga without parking? Lol unit is tiny and overpriced. Probably can get something bigger with parking for similar price if you look at resale units.

We have family who live close to this, so we visit the area often . There are better 1bedroom +1 den units available today for 425k+ with parking. Better to get today and collect rent for next 3 years, if looking from investment perspective.
If parking was included in the price then a great deal or if parking price is not crazy high might be good if you want to wait till 2022. Also, heard some agents are giving $5k-10k off if going thru them to book. Might be for bigger higher priced units. As for build quality the buildings are good but have issues with fireAlarms and street parking (that's a norm I guess with high rises). Area is coming up nicely thou.

Hoping , home delivery for groceries will be very much common in coming years.
