Keep the standard seasonal nature of the market in mind too. New listings always taper from March to August. There will be a bump up in September, following another deep taper into winter.

Market slowdown has barely impacted low $3M houses in my hood. These are still selling at peak values.

I have a feeling that move-in-ready detached will hold strong this time around. Nobody wants to deal with doing a reno these days. They would rather just pay more.

Kits is going to turn into a shithole.

"The other B.C. Housing project that has been approved is on the 1400-block of East King Edward Avenue. This will be a 14-storey building with 109 units operated by the Vancouver Native Housing Society.

The three projects that have not yet received rezoning approval in order to go ahead are a planned six-storey building at 2930 Renfrew Street offering 50 single units operated by Lu’ma Native Housing Society, a six-storey 64 unit development on the 2500-block of South Grandview Highway run by Community Builders and a six-storey 72 single unit project at 1925 Southeast Marine Drive operated by The Kettle Society."

Feel sorry for anyone who lives near these places.

This is left wing insanity. We should not let the problem spread. We need to quarantine the problem in the DTES/DTWS and flood the problem blocks with cops and social workers.
If you buy vgro for a thousand years Vancouver homes will still be out of reach.

Holding steady but condos did not have same increase as SFHs. Lots of supply coming at Metrotown.

Vancouver is literally doing the opposite lol. If Kits / point grey coalitions cannot repel social housing then Vancouver is screwed. Hopefully I'll be fine in the burbs.
