what is the best variable mortage rate you can get?

I'm currently have a fully open variable mortage at BMO prime minus 0.85%.

On a 5 years fix term variable rate, i can get it at Royal Bank for prime minus 1%.

I have a house closing soon, does anyone know or can get a better rate than these? thanks

Prime - 1% is pretty darn good. If you can, I'd say, run with that.
