## 1st Monthly guess the GTA MoM loss for May 2017 Game!!!! Prizes to be won!!

1st Monthly guess the GTA MoM losses for May 2017 Game!!!! Prizes to be won!!

This month lets look at GTA MoM decline for detached homes in May 2017. This number will be based on TREB's reported total average price for detached homes as shown (on the first line under "total") below, and using the formula: ((April detached price - May detached price) / April detached price)*100, rounded to the nearest tenth of a percent.

^ In the above example, the decline in GTA detached price in April was 0.8% as shown by the calculation below:

\$1,214,422 - \$1,205,262 = \$9,160
\$9,160/\$1,214,422 = 0.0075
0.0075*100= 0.75%
0.75% Rounded to the nearest tenth of a percentage = 0.8%

Winner must guess the EXACT number to the nearest tenth of a percent. Closest to the actual number (without going over) wins the prize:

good luck.

FAQ:

Q: So what do you mean by going over? Say the real number is -6.3%... if I guess -6.2%, that's over? because -6.3<-6.2?

Or is it the absolute value of the number?

A: Absolute value of the number.

Q: Umm do you realize based on your own formula you are actually predicting a rise in prices? (a negative decline = a rise)?

The way the formula is set up, a rise in prices results in a negative number. So -1.5% means prices go up 1.5%

A: All guesses are assumed to be negative unless a "+" sign is used. Guesses with a "-", or just a number without a "+/-" are interpreted as a MoM decline.

At this rate of decline, it will take 30 years to get back to 2015 prices lol.
