Only issue is the transit, you may need to have a car to go around in this area.

Rehab centre just across the street would definitely make it not boring for you. And you never feel alone hearing all these cars on Gardiner. Great deal.
Existing resale units at 17 Zorra street for 1BR are starting from $434k(just 20k more) and I bet they have more space and not affected by noise and rehab centre at the same extent.

Considering that rent prices in that area are 20% lower than average, it gives you neutral cashflow at 20% downpayment at very best. Absolutely no advantage vs average condo in the city.

Umm.. look up the Valhalla condos and eva road condos on the 427. They started in that price range and have shot up in resell price. Alot of gentrification going on in etobicoke.
The new condos are getting their higher resale prices because of the amenities in the building which makes them more desirable.

I think this condo is very good value. I was on the fence between this and Linx, but chose Linx because of the multiple transit options...saves me from having to buy a parking spot at Zorra.
I do not need approval, I do not need friends. I do what I want.

The rehab center is a physiotherapy i believe. Condos are located across the old strip mall where zellers used to be. Not a bad value. For transit the best option is walking to Kipling Avenue and then taking the bus to Kipling station, not very ideal but doable.
