Have your Realtor check GeoWarehouse to see if the landlord is the true owner of the property.
Your deposit is a certified cheque/bank draft written to the listing agent's brokerage, usually hard to commit such obvious fraud unless its really some no name brokerage.
If it's a really sketchy brokerage, then buyer beware.
Also you are not technically allowed to rent out your unit during occupancy phase unless given clear permission from the builder.

If no realtor or brokerage is involved, simply ask them to provide proof of ownership or occupancy and verify with their ID.

I can't imagine that's going to work. Most landlords will quite rightly require first and last months rent as a deposit upon signing a lease.
