Have your Realtor check GeoWarehouse to see if the landlord is the true owner of the property.

Your deposit is a certified cheque/bank draft written to the listing agent's brokerage, usually hard to commit such obvious fraud unless its really some no name brokerage.

If it's a really sketchy brokerage, then buyer beware.

Also you are not technically allowed to rent out your unit during occupancy phase unless given clear permission from the builder.

I can't imagine that's going to work. Most landlords will quite rightly require first and last months rent as a deposit upon signing a lease. How else is he going to protect himself from tenants that decide to back out at the last minute leaving his property vacant?
