Adding a HELOC

Maybe a silly question but how do we go about adding a HELOC to our current mortgage?

Can it only be done when you renew/refinance?

Do we go through our mortgage broker?

Is it done through our current lender (First National)?

You don't have to refinance to do it. You can call your lender first and see if they can add it assuming they have a good rate. If not, you can check with other lenders or big banks, they can add what is called 2nd position heloc. Your mortgage broker can also help you with it.

Ask your bank or a second position lender like Simplii.

No.

Depends, are you in the middle of a term? Then no. Buying a house? Tell broker you want it with your mortgage.

No clue if First National offers it, if not, you need a second position lender like I mentioned above. Simplii is cheapest.
