Anyone with experience with lot severance?

Hi RFDers,

I'm looking at purchasing a house on a 50x120 lot with the idea of severing and building two houses on it in the future. I know that getting permission to perform the severance from the city is one of the main things (the housing zone currently has a minimum frontage fo 50ft, still trying to work that out) but are there any other gotcha's that I need to look out for? Does anyone know how the capital gains tax will work in that scenario?

There is a recent and informative thread about this topic in the Real Estate forum. Read that.

Is the frontage 120 or it that the depth? (If the depth, I cannot imagine you'll ever get a variance for a severance)

Found it and looking through the thread. Thanks.

actually I mistyped, the depth is 134 with a 50 frontage. So was planning on eventually making it into two 25x134 lots.

Smallest fullly detached frontage I've seen is 28' and that was incredibly tight.
I'd rather be outdoors camping, kayaking, and mountain biking ...

You might want to contact this guy. He seems to know his process but is getting screwed by the world. Hopefully this doesn't happen to you.
