West of Yonge are generally bad, lack of multiculturalism.

Try east of Yonge, the closer to 404 and Bayview, the better

I'll say that area north of Davis and west of Yonge is good. It's also good south of the former glenway golf course

The areas between Yonge and almost Bayview can be rough

North east side of Yonge and Davis used to be referred to as the dog patch, or "The Patch". It was largely low income renters and older houses. I am assuming it's a better area now, but I don't really know anyone who lives in that area.

Map of Newmarket neighbourhoods:

Average sale price by neighbourhood: (Q4'17 TREB MW - most recent quarterlty report which captures this level of detail)

Gross oversimplification so just treat it as a starting point. For deeper insights talk to a RE agent or look at demographics data on realtor.ca.

Avoid Davis east of Yonge. Quite a few projects around there.

I would avoid all of it unless I needed to sell gold or get a payday loan.

Newmarket
It's not like Toronto where the bad areas are a disaster. In Newmarket the older areas with cheaper townhouses or semis with lots of rentals, or near apartment bld or small plazas will be considered worse, but it's nowhere as bad as bad areas in Toronto.

I would avoid all of Newmarket... if it wasn't for the housing boom.. there's nothing there... you'd die in Southlake bc all the good doctors go to the big hospitals in the city... you are left with the ones just out of residency... or any major surgery they can't take care of you there and will fly you down to sunnybrook... its basically a hick town with real estate speculators and big box stores

Why don't you just avoid all this nitpicking and just buy in Aurora.

Subbed just to follow along. I looked at a couple of rentals in there but the area seemed overpriced to me considering what you get and how far it is from the city
