Average number of showings

Hi,
Wondering what would be average number of showings expected in GTA area for semi detached house in range of 1-1.1 mill.

I had 25 showings in one full week. Similar house, but 80% more expensive. Only one offer. No cancellations.

80% more expensive means 80% felt house is more expensive or house is 250k worth and 1.1 is 80% expensive ?

Clarification: offered price range approx. 1.8m. Are your expectations for showings higher or lower?

I had about 32 showings in 4 days. Wondering if that is lower or higher side of average showings on semis.

i think the market has slowed down a bit since 3-4 weeks ago.
my house had 31 showings in 4 days as well.
today is the offer night, so we'll see where we land.

Talked with couple of friends realtors this morning and showings definitive slow down since March started.

A semi (900 to 1 million) was getting around 50 to 70 showings average the first two weeks of February, now semis in the same area are getting around 30.

Some of the reasons are because more houses are in the market (this is normal when spring approach) and GTA going back to business.

what would cause the change in scenery in your opinion? Is it because of hike in fixed interest rate?

I think more houses are on the market so the supply and demand dynamic changed and thus, less people rushing into one house all at once. With more to choose from, that means bids will be spread out between all the houses for sale. I recall looking casually during the earlier winter months and there weren’t much for sale. All of a sudden this month, I’m seeing literally 4 houses put up for sale signs on my street within a few days apart.

Agreed. Just 1-2 months ago there were nearly no listings in my area and when one came up it sold within days for hundreds of thousand over asking. Now there are like 8 listings and while they are selling, it's taking much longer. I think things are calming down a bit.

Looks like it’s slowed down the last couple weeks with more properties on the market.
