But thats not an suv. Worse it has a nissan CVT...

Not sure what the OP is going to find at their criteria.

EDIT - Ford Ecosport Titanium?

Nissan had some issues at the beginning with cvt, they extended their warranty, fixed the problem and no issues ever since. Not different than other car makers. If you think Escape is better than Nissan than the argument is pointless. Still waiting for Ford to come up with decent car, so far they fail every time. Grinning Face With Smiling Eyes

Not trashing your suggestion, but the Ford Ecosport is trash.

As far as cute-utes at your price point, maybe check out the Nissan Kicks, that is surprisingly not-bad upon my brief impressions with it. But it's ultimately still a FWD penalty box... which I think you can get synthetic leather in.
Deal with it.

You can’t get OTA with zero down. Anything with his trim level would be higher than 400.

2022 Nissan Sentra SV Special Edition - Ontario
$29,349 - levies and fees, taxes included
Lease - 48 months, 20k mileage, 4.99% interest, $0 down
$393/month

Leather - No
Good Audio (Apple CarPlay) - 6 speakers...but avg at best
Pepi Engine - Not thrilling
Sunroof - Yes

Most car makers provide 'pleather' these days, hard to find real leather unless you go mid-size luxury or higher vehicles.
One can always stretch the lease terms to be longer and lower mileage to get it to less than $400/month. Nissan seems to have tweaked their residuals on some models to make leasing their vehicles attractive.

If you are ok with a 24 mo lease
2022 WRX Sport
16k 24 mo is ~380, 20k 24mo is just above 400

Leather - no
Audio - Apple CarPlay and Harmon Kardon
Sunroof - yes
Engine - good power in the price point
