Is it better to buy a property in Courtice or Kitchener

Is it better to buy a property in Courtice or Kitchener

Hello all,

Is it better to buy a property in Courtice, ON or Kitchener, ON? The plan is to use it as an investment/rental property - 3 or 4 bedroom townhouse, but plans may change and could end up living in it in the future (and renting out the primary residence instead).

From a daily commute perspective (in a post-covid world when people return back to office), i understand that Kitchener has Go train connectivity during rush hours, also Courtice is in close proximity to Oshawa Go, there is frequent Go bus service to Oshawa Go during rush hours.

Courtice seems to be a bedroom community, not far from GTA and may have its own Go Train station in a few years, while Kitchener is a decent sized town and a growing tech sector (Kitchener-Waterloo), looking for some inputs in terms of:

- Property appreciation in both cities
- rental demand
- pros/cons of each

I know someone who lives in Courtice and if youre talking about investment then the better choice is Kitchener. There are actual jobs in different types of industries especially in the tech space then the Universities arent too far = rental demand is very high.

Except high prices:)). Courtice is closer to Toronto downtown.

Kitchener is better option from investment purpose because of Job market and also has an university.

Kitchener is an ugly place,
but still better than Courtice for investment purposes
