Branthaven queens lane price released - $1.4M

I’ve been eyeing the Queens Lane project by Branthaven for over a year. They were originally $800’s, then $900’s, and went up half a mil starting at $1.4M!!!

I understand the market is hot, but this seems extremely out of line for a ~ 1650 sqft townhome.

What are your thoughts? Is this in line? Out of line? Love to hear feedback.

I just bought a similar sized townhome pre con in schomberg for 1.1m

$1.4M for new 1650 sqft townhome? Sounds about right.

You have seen the price increases over the past year right? My house has shot up almost 50% paper value in the past year. If you want something for under $1m, condo is your friend.

That's market price, especially for a brand new townhome in Mississauga which I think is where these are located. There were some rear lanes released by Mattamy in Oakville recently that were even higher ($1.4 - $1.5).

Builders are really going for broke it seems. They probably feel like the party is ending soon.

you really think builders with 20-30-40 years experience in Canadian construction going to broke?
It is sad that we are not agreeing to the reality that we are going to face in the next 2-3 years.

Branthaven released similar designs in Burlington, right off the 407 and near a new plaza starting at $1.3M. I understand that these back a golf course, but not sure how that makes them more premium in price vs being walking distance from dozens of stores, restaurants etc.

Mattamy’s the nine started at $1.2 and those were at a prime spot worth the price, so again, not sure if $1.4M for this, imo, is justifiable.

I don’t think you understand the term “going for broke”. It means they are swinging for the fences.

I wouldn't consider Mattamy the nine was a prime spot, basically on the edge of Mississauga backing on the 407 with common elements fees. You also have to consider the difference in the quality of build, Branthaven is a superior builder with better quality and higher end finishes.

Builder wise. 100% agree with you on that. Location I have to differ..

Not sure if you’ve recently been around the 9th line and eglinton area, but they’ve built a very large retail/commercial complex next to the new petro gas station. Easily over 100+ units, with dozens of upcoming restaurants. A 2 minute drive on eglinton and your at the Erin mills town centre or right by the 403.

So with that said, the nines location is still somewhat better than branthaven’s new project.

I know plenty of people that live in west Brampton but they always refer to it as “north Mississauga” or “Mississauga Road and Financial Drive” or basically anything else without saying they live in Brampton lol.

It was because it was cheaper at the time. Not sure about now as I don’t follow the area but it was definitely cheaper to buy North of the 407. It wasn’t because they wanted to, it was because their wallet told them to.

This was years ago. It was a relatively cheap way to get into the market back then. Since then, most have moved out of Brampton or are looking to get out. Some even went so far as to put their kids in private school in Mississauga as they don’t want their kids going to the public school there.

lol I don't know what kind of people you hang out with. Anyone who owns a house in west brampton can afford a house in mississauga but they chose not to.
