Of course it is priced high. Precons are risky imo now. Everything could recover and you might still make money but I am not sold. I want a freehold for next investment.

But I understand why prices of precons don't drop. Construction costs haven't gone down, if anything, it's gone up due to Covid.

the deposit structure is amazing though - best I have ever seen. I think it would be worthwhile grabbing 2-4 units and flipping them all before closing

I disagree about the best ever seen. Many projects have this deposit structure because of COVID.

Everyone thinks assignment they can make a killing on assignments. Maybe if they were condos bought 3 years ago. Not sure about today and assigning 3 years from now.

its much better than Exchange District one I got into

here its only 5% and you can easily flip and double money next year

I am heading over to meet the builder right now as a few of us are getting the 1 + den and 2 bathrooms. If anyone wants in or has questions they wanted answered let me know. Project is expected to sellout on sept 16th immediately.

also just look at the scam run by Square one district condos by Daniels. Their deposit structure is deigned to scam dumb people into not seeing its 15% in year one.

Thats not true...probably because its not a platinum agent. Attached is the SQ1 district deposit structure for platinum access.

The deposit structure seems to be 20% for bright water.

Or is it Westport we are talking about? Does anyone know if there are more one bed room units available?

The 2 bedrooms 713 sq ft best buy. Deposit Structure is very doable for a lot of folks! When is projected occupancy?

I'm sure that's what people said 3 years ago too Face With Tears Of Joy, but I get what you're saying, 3 years ago Precons were pretty much in line with resale. Today they already reflect a premium.

Westport just launched their penthouse units ranging from mid-$1,000s-$1,300. Makes Brightwater look cheap...
