I have not seen sold prices online? is there a free source or you have to sign up with a realtor to get just sold listings.

Or try purpleBricks, Comfree.
The agent try not to do cashback but if they say no just move on to another agent. Lots of agents make too much money without doing much work. Everything is online now like sold prices and even brand new listing come on zolo.

The public needs to wake up in this technology era and bring the Commission more to reality then the old 2.5%

Comfree and Purplebricks, you are really just saving the listing fee, but then you have to do all the work yourself of managing showings, getting photos done, hosting open house, signs, and negotiating on your own. You will need to pay the coop agent 2.25 or 2.5% most likely anyway.
You can easily find an agent to list your property for 1%. This may seem like a lot, but people need to get paid right, the listing brokerage need to pay their staff to answer phones, manage the deal paperwork, contacting lawyer for you, issuing the cheques. etc. If you can do this all on your own, by all means, no one is stopping you. But there is a reason the large majority of homes are being listed and handled by a realtor, and not the sellers themselves. People get emotional when selling their own homes.

Builders dont usually offer cash back. As an incentive, most of them offer free upgrades or few thousand dollars off the purchase price or easy deposit structure.

What OP is asking is for an agent to go to sales office with him so that he can get some of that coop commission back as a rebate. Assuming the builder is paying a coop.

If you go into a sales office alone, you are not likely to get any of that coop commission as discount because the sales office staff are themselves realtors that will get paid.

Looking to buy a home in Burlington. Budget is $850-900k. Would appreciate if I can get an offer from realtors who are experienced in this part of city. I am in no rush as I am currently renting and willing to wait for the right house. This does not mean I will bother you a lot, I will only request to see houses I think fits the box (I hope to not be a pain in the backside buyer). Thanks! Grinning Face
