Buying a New House from a Builder or Used for an Investment?

If I want to buy a property for an investment, am I better off buying new from a builder or buying an existing property (assuming 5-15 years old)?

I have noticed some of the advantages of buying a new home are one doesn't have to pay the entire down payment right away and no renovation costs.

For investmwnt properties, i wouldnt go with new one.

Reason:
New properties are priced way higher.
You pay your own appliances
No Ac
No fence, no deck
No finished basement

All of this adds up to a lot of cost. Only good thing is, there is hardly any maintenance. But that you could get with 4, 5 yrs old house too.

So i would suggest buying slightly older house instead.
