A 250k one bedroom in a new building in Calgary rents for 1,300. I don't think 500k 1 bedroom in Toronto rents for 2,600.

Also no commie rental laws like in Ontario. And I have been following Calgary real state for 3 years. The rent has definitely gone up. Property prices, not so much. So what....
You are mistaken. A one bedroom downtown core is $2500+ a month

I opted for T4 and T8 preferred choices, but didnt get them, my agent will check with builder tomorrow.

I don't know much about Calgary, so I elected not to jump on this project. But with such a low down payment, this project could be very profitable if Alberta or the energy sector rebound. It would be good if this condo is blockbuster in a few years and you guys make tons of money. Just beware that every bear will criticize you for "getting lucky". Good luck boys.

Question for those who bought- what is your long term plan here after the rental guarantee is over? Are you banking on appreciation and selling the unit soon after completion, or going to hire a property manager?

I bought one. My plan is to continue renting the unit with the same property management company for $75/month. I talked to lot of ppl who residing in Calgary before making the decision and most of them said don’t expect much appreciation on the condo, but will have some +ve cash flow per month.

Damn, they only charge $75/month for property management? That is crazy cheap.
