Cedar Roof Condition

The cedar roof is 27 years old.

Is the roof due for replacement in the next 5-10yrs, next 5yrs, or more like within a couple years?

What's the average price per sq ft to convert cedar roof to asphalt singles in Vancouver?

Check with your insurance company because there should be a significant savings by not having a cedar roof, because it reduces the fire hazard so much. In my area, companies are refusing to insure cedar shakes these days, or make it prohibitive to do so. My neighbour converted this year.

Roof looked okay in first photo, little bit rougher in second photo. To me it looked it could do with some metal shims, under the cracked cedar shingles. Also looked like someone walked on it with cork boots, which is common for doing repairs in wet weather. So if you have not lived their long, maybe some repairs have been done before.

If it was my roof, I would just do the metal shims, and some caulking at vents if it is needed.
