Check owner name before renting an already sold house

So I want to rent this townhouse and I meet today with the owner. He showed me the place and told me he just sold the house and that is why I can rent it only until the closing date on September. That is fine for me, because I am looking just for 5-6 months but , is this legal? can he rent an already sold house? Also, where could I check that he is the real current owner of the house and nobody is going to kick my ass out of the house before September? Do we have on Ontario some kind of real estate public registration service like in Spain? He offer to show me the selling contract, also to sign a legal contract for the lease until September and use nominative cheques.

As a realtor, here's some tips that might help you ease the concerns.

Before you sign anything, ask for a copy of the agreement to have it reviewed in advance and seek professional advice if needed.
I am sure the "landlord" will likely want to verify your photoID (like a DL, passport, etc). You have the right to ask to see his ID to confirm his identity as well. Equal protection.
If I were you, kindly ask the landlord to show you a copy of a recent tax bill and match the name on the ID, that way you know you're dealing with someone who has ownership on the house.

As for checking the purchaser agreement, look for buyer and seller name, closing date, and lawyer info. Call up the lawyer and verify the agreement is legit. All real estate trasaction involves a RE Lawyer, if the agreement is real, there should be a lawyer involve at this point.

You can only go "so far" in terms of checking, if any strong doubt in feeling, you may look at other proerties.

You are right to ask questions since
A) closing in Sept...rarely would a house that has already been sold be closing that far in the future. It can happen but it is a bit odd.
B) seller wanting to rent out the interim period...many that have sold, would have sold with an earlier closing date and just leave the property vacant until close. In this case he is potentially causing himself issues in Sept if the tenant refuses to move or damages the house. Why take the risk?
C) you could ask a agent to pull up the sales data for the house to see if it agrees with what he’s saying...the data should have the name of the seller and see if that matches.

That is a most unusual thing for a seller to do OP as the 'selling agreement' more than likely includes a vacant possession clause. Even showing you one means nothing as it may not be real.

Too many scammers out there to not verify it's true.

If it was sold via the MLS system, and you know the brokerage you should contact them and ask the listing Realtor directly. Better than that is to contact the buyer's Realtor if one. You can get that name from a Realtor if you know one or if you wish send me a dm with the address if it was in either Toronto, York or Durham and I'll look up the buyer's Realtors name for you.

LOL, I just found the landlord on Facebook and he has a picture of himself sitting on the living room from 2012, I think I will take that as a proof he is the real owner of the house! Just kidding , thanks @hiphopforce for your help!

But if you dont have the stalking knowhow... a ppsa property title search is $60 and is public info... so you can look up anyone really.

Glad it is all good in the end. It does feel a little suspicious but it’s probably due to the situation slightly out of the norm of what people would do.

Facebook nowadays does wonder!
