Condo size disclosure mls

Condo size disclosure mls

Why is it that when I browse condos in Alberta and BC I get the exact square meter size in the listing, but when you look inside Ontario you always have to guess. At best they give you the approximate number in SQUARE FEET. Oh yes....same in Quebec.

What is this nonsense?

condos.ca usually accurate. otherwise realtor needs to pay on geowarehosue for exact sf

I "think" there was a court case a while back regading square footage. Someone filed suit as realized sq footage was not the same as advertised.

Bottom line is that is you have the length and width, you can calculate yourself and prevent errors. Not incumbant on RE professional to supply accurate measurements nor the home owner since people can make mistakes/furniture may be in the way etc.

Its not incumbent on RE Professional to supply anything. They are not liable for a thing, lol. Even home inspectors in Ontario are wild west, I can claim I am one and give a home inspection report today. Looll

Its a joke of an industry given that its like 1/3rd of our GDP and growing, and the largest household investment by far.

I found that very deceiving for those listings included non interior footage into the listings such as balconies.

Its a joke of an industry given that its like 1/3rd of our GDP and growing, and the largest household investment by far.
I mean, a home inspection is essentially having a handyperson walk you through a house like you're a child and explaining it all to you. Not really sure what certification you'd demand there considering most buyers don't want to pay the cost of licensed electricians, plumbers, etc. coming out just to tell you a breaker needs replacing or your water cutoff valve is old.

To be honest, I'm curious why accurate square footage is even that important to people posting in this thread.

When the condo market is based off psft to an extent, it kinda matters?

Sucks seeing a listing for 650sqft, you go and measure and its under 600.

Why wouldnt it be better to have accurate sqft in listings?

Alberta used to be the same, until 2015 i think. there was a big lawsuit which changed alot of the guidelines. basically RECA made it necessary to get measurements regardless.
