First time seeing Herman Miller chairs on Costco.ca, seems like an ok deal.
Not sure the exact trim, but comparing to the base Cosm Chair, Mid Back on HM's official website, it is about $246 savings plus immediate delivery, rather than the 4 weeks from HM.
With regards to warranty, this could be a good or bad thing, I'd assume you can return this anytime for a full refund back, vs the 12-year warranty from HM.

At the time of posting, 29 left on website.Since Costco is not an authorized dealer for this product, the manufacturer’s warranty does not apply. In place of the manufacturer’s warranty, Costco will refund your purchase price if you are not completely satisfied with this product.
