I don't see anything spectacular here?

$675K for lot, $1.2M build max. $600K+ in tax evaded profit is a breakeven?

Beautiful house

I actually have the very same marble quartz they have in my bathrooms I renoed... about $35/sq ft (its a Chinese brand)

I used Caesarstone in my kitchen which was over $100 sq/ft but well worth it.

I also used the marble porckeain tile if you go to a wholesaler won’t cost more than $3 a sq ft.

Nice hardwood that’s quality all the way good build. If the house ever got under 1.8-1.9 mil I would consider looking into it...

Including the cars and their insurance, then about breakeven.

A similar house would be around 3.5 mil in midtown Toronto, so it does seem like a good deal.

But then if you look at the area, other custom homes have sold for under 2 million there recently as well. I guess it's not the best area (just guessing based on land price, haven't been there personally).

I would never buy a house over 1.5 mil. Not yet atleast.
I would rather put that extra 400-500k into downpayments for 8 condos :D

I build homes similar to this and I would be making good money on this deal if I built that exact level of house on that lot.

In fact I am building 4 5000 sq ft homes right now with similar finishes and if I put those on 675k lots and sold them for this price Id walk away very happy with my profits.
Very far away from break even a lot of room for error.
