if I have a basement tenant , are the rules easier for landlords on things like non payment, noise etc. if it was written into the lease agreement?

can I evict the tenant faster when I live in the house too,.......

Yesterday i rejected a tenant will a fake landlord reference letter.
It was easy to find out the real landlord from public sources.
I rather leave the place empty until a legitimate tenant comes along, than be abused by Ontario's RTA.

Good to see the announcement.

I saw the video to go with the pictures pasted above. I was shocked at the behaviour of those people. One lady was actually climbing up the building. What was that all about? Was it fake outrage? Are the people legitimately angry about something? Good thing they still have police there unlike some places that are starting to dismantle their police departments.

this is what happens when the left wing nutjobs let protesting and destruction of property / statues become normalized...

you can blame every democrat and left wing socialist ..... like councillor kristyn wong tam who ironically owns about 10 condos herself....

notice how the police union head just retired this morning? and the chief last month?

they know where this anti-cop chaos is going..... just look at NYC , its a disaster with that DiBlasio clown in there.....shootings
up 150% this summer.....meanwhile he cuts the police budget $1 billion......nice job dummy

It doesn't matter if you just "live in the house". It only matters if you share a kitchen or washroom with the tenant. If you do, then the relationship isn't protected by the RTA. If you don't, then you have to follow the rules set up by the RTA.

It was a little disturbing to see that but I hear and see what you are saying. I have been closely watching what has been happening in the U.S. and it is not difficult to see where things are headed. Sadly, it is hard to find much unbiased coverage on MSM on both sides of the border.

Toronto is not alone in these issues. In Vancouver, we have our Mayor and at least one member of our City Council actively pushing to defund the police. Our crime situation is far from meriting defunding the police but any place for rational discussions seem to have left the building.

A lot of the landlords are private landlords with their personal cell phone #s.

How do you know whether the landlord is real or not?

A date dependent on a state of emergency that itself has no end date, is no end date at all. Headline should have been more like "Conditions for resumption of eviction orders".

ok thanks, im debating building a kitchen / bathroom in my basement as its a separate entrance....

my biggest issue is tenant laws and the nightmares I read about on here....

I’m putting a rental up for sale as soon as the eviction suspension is lifted. Ontario seems to have the worst landlord rules in all off Canada. I’m out!!

As with many things in life, it’s all about trade offs. Is sharing a bathroom/kitchen worth more control in your landlord/tenant relationship? Only you can decide that. Of course, you may also be sacrificing some rental income as well, as I would expect you’d have to charge reduced rent based on shared facilities vs private.

Another thing to keep in mind is that you’ll want to spend more time on crafting your tenancy agreement if you’re not covered by the RTA. You can’t just rely on the default RTA portions, since they don’t apply.

Why wait? You can’t evict based on wanting to sell your property anyway, and any new investment owner won’t be able to evict. The only buyers you’ll be eliminating are the ones that want it for their own use.

I’m thinking it might sell better as most likely the buyer will want it for personal use.

It will be easier to sell if vacant, easier to show, stage, clean up etc, some buyers shy away from tenanted properties.

Good question.

It is quite easy depending on city.

The city shares the name of the owner of a property. It is public information, simply contact city hall for this info.

Just see if it matches the landlord reference name. Also you can use 411 to find the number based on the name and reverse address lookup.

Just be polite to the reference and ensure you have the tenants consent to "contact prior landlords/property owners"

State of Emergency is set to end July 24.

“ Under current legislation, the province can only issue emergency orders while a state of emergency is in place — which is set to expire on July 15.

Ford’s office said it would introduce a motion Wednesday to extend the state of emergency until July 24 to ensure there is no gap between that declaration and when the new bill takes effect.”

The problem is people don’t understand what defunding the police truly means. It doesn’t mean getting rid of the police. It means reallocating funding to other areas of government. The US is a mess because the racist president has basically brought back the racial tension that has existed in the US for centuries. Destruction of property sucks and I hear people complain about it even more so than destruction of lives.

The police departments frankly have too much power. Threy are too big and don’t serve the entire community equally.
