Great Gulf Arbor Peaks Investment Property!!

Great Gulf is offering a new release very soon in Milton, closing Dec 2017-May 2018. We are considering to buy an inverstment/rental house. We are not sure to buy town house or a semi- Please advice what is the best option the town home end unit or a detached.

I guess it's still fairly affordable, but wow... this kinda prices to live in Milton.

I wonder if they will raise prices when open to the public next week. These were VIP pricing. FYI they sold out of the houses they released this weekend (around 70). New lots will be released next week. No idea how many.

I think this is what they're getting at when they told me this week- pricing subject to change.
I tried to get into the VIP weekend, even went there but without your name being on the list, you were not getting it. The sad thing is most the people people there were agents looking for the flip.
We're hopign to make one of these our first home so will probably be camping out. sigh.

They have just sent out an email with details about the release this weekend. Only a few lots, mostly detached...only 6 towns.

Prices went up on most houses. Smallest Town still has the same price but everything else went up anywhere from $2K to around $15K. Highest increase is on the detached.

Given the demand and limited lots I would have expected higher increases...$2k - $15k isn't bad.

I believe they are releasing them few houses at a time, you will need to call in to see when their next batch of 3-5 homes will release, i believe they release them weekly

I called today. No lots available and they said they are releasing a few houses every week or two but mainly towns. Prices have gone up quite a bit. For example, I asked how much the Thompson was last release (1940 sq ft inside unit town) and it was $626K so up by about $80K. Detached went up around $80K as well.

They are releasing back to back towns in a few weeks. Phase one for detached and traditional towns are sold out. Phase 2 detached will be released early next year and the 2 storey towns a year away. I called today and this is what they said.

Not Great Gulf but Mattamy has a release in Milton this weekend and prices are roughly 25% more than what Great Gulf was in April 2016 (9 months ago). IMO Great Gulf is a much better builder as well.

i did not, but man have their prices sky rocketed in the past 2 years.
was waiting for great gulfs next release but if they are anything like mattamys increases i'd expect their 36' lot detached homes to be $900k+

I didnt go but from what Ive heard from friends that did go, there was a huge line for 30 lots.
30' lots start at 722k for 1517sqft
36' lots start at 853k for 1950sqft

unreal. prices have increased about 60% in the past 2 years.

Milton is coming to the point where its getting close to Oakville prices. I dont think we will be seeing crazy year over year increases for much longer.

I've heard that since I bought my first house in 2007 in Milton. I was called crazy for spending $210k on a Town back then..... lol
