Here are 2 more. Kingston might scare away some people.
1st one is sold already for 490K. Location for condos will become irrelevant in the future , gentrification will change the way buyers look at the location , especially for single or couples without kids . the price gap between nice neighborhoods and sketchy ones are getting tighter... 3 bedroom condos that were selling for 100K 5 years ago around rexdale go for between 400k and 500K now ...

What do you guys think about Mississauga?

I see some fairly cheap units around there (~700k townhouses/semis) and not sure why they are fairly cheap and not going up as much as other areas. I am not familiar with Mississauga, are there "bad" areas there?

It wasnt sold when I posted so maybe just late update. That's a decent price but Id probably rather buy the 308-11 Lee Centre, 1116-8 Lee Centre or 50 Town Centre court given they all went lower that $490k. I guess which is the best value?

You are right about Kingston though. Theres still a stigma in the bear future so depending on the buyer, they may purchase.

there arent any semis less than 700K in Mississsauga , the cheapest ones u will find in Malton. Prices are fairly cheaper in Malton because area is suffering from Airport noise and also influenced by its neighbor low income communities (rexdale/goreway etc). Most mississauga residents will not consider Malton part of Mississauga since its geographically cut by Airport from Mississauga. there arent much air traffic at the moment but once air traffic goes back to its prepandemic level this will be big problem for buyers who bought a place in Malton during pandemic. other than there arent any "bad" areas in Mississauga. there are some busy spots and small low income old apartment areas in cooksville (old city centre Hurontario and Dundas). Mississauga is changing pretty fast in next 10 years Hurontario coridor will see dramatic construction (LRT/Square one condos). u can find townhouses around 700k all over Mississauga , Mississauga is a townhouse rich city .

Condo Market still cold in Mississauga , in many neighborhoods growth is maximum %10 from last year which is pretty low compared to rest of the country real estate growth to give you comparison growth in Pickering and Oshawa %50 compared to last year, if you are a condo owner in Mississauga and wanna sell, i would suggest not to sell this year unless u must sell, if u are a buyer , its time to buy. there will be more price growth for Mississauga condo market once pandemic is over especially the city core condos will appreciate with LRT coming to Hurontario coridor. Todays listings below ... more listings last couple of days with some renovated condo townhouses coming into market ...

There are new listed Condo Townhouses around 500K in Mississauga , this would be your last chance to buy a townhouse less than 500k . I strongly believe there wont be any 3 bedroom condo townhouse less than 500k in GTA after this summer ...

Below listings are condos in Missississauga sells less than 500K , i still suggest buying condo townhouse over condos , condo townhouses sits in bigger land and u dont share the land and amenities with as many as condo owners. Still some buyers prefer condos over condo townhouses for various reasons ...

E5206454 looks like a hell of a deal compared to Lee Centre. Am I missing something on this?
