[GTA] Durham Region Developments Mega Thread

Hi everyone, had a question for you all. We paid an additional $20k to the builder (Aspen Ridge-New Seaton) to install a stairs to a walk out basement, inclusive of 7-13 risers (stairs) - this is mentioned in the Purchase Agreement. However, upon a recent drive to our development, I noticed that the area designated for the stairs looks much shorter than expected. I don’t anticipate the builder would be installing the 7-13 stairs as stated in our Agreement.

Should I ask the Builder now about my concern regarding the stairs? Or do I wait till the house is built? if they’re not able to install the 7-13 risers. Has anyone else experienced this?

Why would you wait? Ask the question now. This is a major item that AR is less likely to address when you're moving in opposed to when the house is under construction. Also, if what you paid for can't be done they will simply refund the money.

Contact Mark via email so there is a paper trail. He seemed like a decent enough guy whenever I talked to him. He should forward your concern onto the build team. You could also contact whomever you dealt with at the upgrade centre.
My last house with with Tribute, I brought up a few things during the building phase and they were addressed quickly and professionally. Actually, even my first house with Brookfield was the same, any concerns were dealt with right away.

Giving this one a bump as I was looking for this information myself... I believe sidewalks are included in the 'draft plan' for the subdivision that the Developer submits to municipality. I have seen it for some developments in Cambridge and Milton, but not for Seaton in Pickering. The caveat being that obviously its a draft and subject to change without any approval/incentive for the purchaser, but changes for sidewalk locations are relatively rare. Would like to know if anyone has link to the Seaton (Mattamy) site plan which has this information.

I am trying to decide between Andrin Country Homes and Tiffany Park Hiddenbrook. Anyone can provide advice based on their experience with either of these builders specifically for townhomes?

When i purchased with Aspen Ridge the site plan included sidewalks. Assuming it’s the same for mattamy too

I don't know of a whatsapp group but there is a facebook group (if you aren't already a member) join it. Just search Minto Ivy Ridge, you'll find it

My 3 cents on Aspen Ridge New Seaton

Avoid Aspen ridge at all cost if it’s not too late.
Terrible after sale Customer service Daniella specifically, we called about issues but they blocked our number or remembered it and never picked up. My fiancee used another phone to call, they picked up right away. Poor Worksmanship, used Tarion for for 30day warranty repair appointment booked 3 days with our vacation time. Third day no one showed up which suppose to be electrician, glass, window people and whoever else that's suppose to come fix their DIY job, not professional work at all. Poor work ethics from their contractors. We pointed things out in comparison to our neighbors, they brush us off as "Thats normal". Heck if its normal why doesn't my neighbor look like mine? I'd take their normal anyday. We got plumber that came and didn't want want to fix stuff they messed up such humidifier was never hooked up. Lived their for 2 months under 20% humidity causing dry rash spots all over my body and itches like crazy but that doesn't call for emergency repair according to Aspen Ridge.
We went for the design studio to pick out everything for the house design. The appointment was 3 hours. We have to decide everything on the spot. The sale forgot many things until we pointed it out.”oh yes here it is” there was so much to decide we ask for time and they said no this is one time appointment only. We asked for water “no water” we asked for snack “no snack” We made the decisions but after we got home we decided to make a change. In less than 24 hours we called them the next morning to change something. They declined and said you need to pay $500 admin fee now. After this I asked some friends how their builders like Brookfield are doing this, they had multiple appointments to give owners more time to decide. Which makes sense, we’re not grocery shopping here, we’re paying you close to million. We definitely need more time. Brookfield design studio had coffee and tea and snacks and food all ready for them. Keep in mind our 3 hour appointment was during late evening to 5 o clock. The sale was ready to kick us out on the dot regardless if we finish or not. She was rushing us, looking at her watch “ we got 1 hour left ,5 minute left”.
We had inspection for a cracked tile that we didn’t see and missed it in 30days form. They said we can’t prove you didn’t do it so we’re not repairing it. Wtf are you serious. We only get another 30min to do the delivery inspection. The inspection guy was also pushy about you only got 30min and times up. How do we inspect the house in 30minutes. You fing inspect my house for me in 30min. Every tile and corner. It’s almost like they’re betting on us missing by using time sensitive tactics and it’s chance for them to not take responsibility.

There was an upgrade cash grab for the masters shower. The shower sticks out like maybe 2 ft. I asked what’s behind the wall, why can’t you build the shower against the wall, they said nothings behind the wall but it’ll cost $2000 to do that. This was still during floor plan stage. House not built yet

1 year update:
We’re still working on the 30day, they tried to close it but we pointed out outstanding jobs because THEY KEEP FLOPPING ON MY APPINTMENTS AND NOT RESPONDING TO CALLS/VOICEMAILS/EMAIL. Head office don’t seem to give a shit either.

This guy experienced the same type of customer service as I did.

Aspen Ridge has been Nothing but bad stuff for me. They missed my appointment today and never bothered calling me about it. My front lawn grass was dead when I moved in. Today they’re placing sod in the area. I asked for enough to cover the straight line of dead grasss and the manager straight up said no you didn’t water your lawn. My whole lawn looks fine except for that one row. Completely my fault for not watering in a straight row right? Makes sense mhmm. No customer service at all. What’s the cost of a few sod that you buy in bulks to you compared to a happy customer? Guess customer satisfaction or after they take your money nothing matters anymore.

I bought a TH with Tiffany and so far a good experience. They still have 3 storey TH left and starting $640k.
